Hill Brook is arranged less as a compound than as a small country settlement. It sits in Bantam, a hamlet of Litchfield, about two hours from Manhattan. The red barn holds the edge of the pond. A shingled cottage sits within clipped hedges and old stone. The main house opens toward terraces, meadow, and the sound of the brook.

The interiors are fully furnished and distinctly collected: painted floors, exposed beams, working fireplaces, libraries, old rugs, modern pictures, and rooms that have accumulated rather than arrived all at once.

The main house, cottage, party barn, pond, brook, and gardens are held together for one household or an approved extended stay. The arrangement allows privacy between houses while keeping meals and gatherings close.

Rooms open toward the garden.

Beams cross the sitting room above old boards and a working hearth. The kitchen keeps its long worktable at the center. Dining, reading, and sitting rooms hold the estate's collected furniture and art, with doors leading back to terraces and planting.

A smaller house with a strong interior life.

The cottage carries its age in broad floorboards, low eaves, exposed rafters, and the deep brick chimney at its center. Bedrooms sit beneath the old roof. Downstairs, the kitchen, dining room, library, and sitting room form a complete house rather than an annex.

Barn and grounds/05

The landscape is the principal room.

The pond holds the first long view. Hill Brook moves beneath mature trees. Paths connect lawn, garden, cottage, house, and barn without turning the grounds into a formal resort. Private dinners, shoots, retreats, and small gatherings may be considered only after the use, attendance, insurance, and local requirements are reviewed.
