Updated August 17, 2026. These terms govern use of the Chesa Studio website and the Hill Brook inquiry process. They do not replace the agreement, lease, or payment terms supplied with an approved transaction.
Who these terms cover
These terms govern use of the Chesa Studio website at chesa.studio, including the Hill Brook property pages and the inquiry form. Chesa Studio is an alpine real estate development and restoration practice working in Connecticut, New York State, and Massachusetts, and is the owner of the Hill Brook property in Bantam, a hamlet of Litchfield.
The website is information, not an offer
Property descriptions, photographs, dimensions, acreage, included spaces, availability, permitted uses, utilities, deposits, and terms are published in good faith and are subject to verification and to the final written agreement. Nothing on this website is an offer, a reservation, a lease, or a licence, and nothing here creates a tenancy or a booking.
Inquiries and booking
Hill Brook is offered by inquiry. Submitting the form does not reserve dates and does not create a reservation or lease. Availability, the boundaries of each offering, lease or event requirements, and a written quote are confirmed before any payment is requested. There is no public instant booking. An approved reservation proceeds only through a written agreement, acceptance of the versioned terms, and a private payment link; a payment is confirmed only by a verified Stripe webhook, never by a browser redirect.
Gatherings, productions, and events
Private dinners, shoots, retreats, productions, and other gatherings are considered case by case and require separate owner approval. Use, attendance, parking, insurance, fire safety, septic capacity, noise, and any local requirements must be reviewed and confirmed in writing before a booking is made. Nothing on this website should be read as confirming that any such approval or permit is already in hand.

Photography and content
Text, photographs, drawings, and other material on this website belong to Chesa Studio or to the photographers and studios credited on the image credits page, and may not be copied, redistributed, or used commercially without written permission. Image attributions are listed at chesa.studio/credits/.
Third-party services
The website uses Google Analytics for aggregate traffic measurement and Stripe for any approved payment. Their handling of data is governed by their own terms and policies.
Limits
The website is provided as is. Chesa Studio does not warrant that it will be uninterrupted or error free, and is not liable for indirect or consequential loss arising from its use. Nothing in these terms limits liability that cannot be limited by law.
Governing law and changes
These terms are governed by the laws of the State of Connecticut. They may be updated from time to time, and the version published here is the one that applies. They are operational website terms and are not a substitute for a project agreement, a lease, or advice from counsel.
